The letters are ready to attach for when the permit is purchased and approved. The cost for a permit is around $600, and an additional $300 for a licensed contractor to pull the permit.

If we don't receive feedback of court orientation, it will be setup perpendicular to the basketball court when approved by the board. The materials and labor are donated.

Website

This website was developed for greater transparency and easier communication upon request by many homeowners. It will continue to expand. The website hosting and development are donated.

Park Irrigation

The park irrigation is currently inoperative, it has been for some time. One of the three electrical lines from the control box is severed. All three solenoid valves are not functioning even with electricity applied. Due to lack of maintenance it's suspected the valves are clogged with sediments or malfunctioning diaphrams. Manual opening of the valves does work on two of the valves, and that has uncovered massive breaks in several of the water feed lines. Over the winter holidays we will attempt to replace the valves and repair the breaks which are visible. If a low cost flow control meter is available, it will be installed at this time. Ideally if we choose to have a fully functioning and efficient irrigation system, a complete overhaul may be needed. Valve replacement and repair of major lines shouldn't exceed $120.

One consideriation going forward, the groundwater in Arizona is getting critically low and in the near future there will be strict water usage constraints. Ideally we should strongly consider having vegetation native to the region that does not require artifical watering.

Park Lighting

Update 2024-03-15: Our management company informed us TEP Dusk-to-Dawn service has been disconnected.

The motion controlled lights on the gazibo has been repaired - which was damaged due to vanalism. We do have a spare. This project was donated.

The cycling lights for the parking lot from dusk to 1am have been disabled. Initially this setting was leveraged to deter drug activity in the parking lot. If activity returns we will re-enable cycling. Lights will illuminate for 20 minutes if motion is detected.

The TEP Dusk-To-Dawn lights that are supposed to illuminate the basketball court and parking lot we've been paying $90/month for (recently increased to $112/month) have been inoperative for over two years. As far as we are aware, there hasn't been any complaints about this. TEP has been notified multiple times on the condition of the lights. They utilize a gas vapor technology which is no longer permitted, so the lights must undergo retrofit which we will most likely be billed for. We are considering discontinuing this expensive service. Since broadway has been expanded, those streetlights, in combination with motion controlled lights may be sufficient. If needed we can add supplemental solar controlled lighting.


Mailbox Lighting (Queens Gate Way)

Update 2023-11-12: This has been fixed (replaced). Labor & materials were donated.

It appears a woodpecker decided to test out the motion control element breaking the diffuser. These were donated.

London Station left turn onto Broadway View Obstruction

Update 2023-11-14: Trees causing obstruction have been trimmed.

This is a completely valid concern. There is a substantial 3-4 second blindspot and has been reported to Tucson Department of Transportation at

Street Parking

This pops up every meeting. All street parking falls under Tucson jurisdiction. Please see City of Tucson Parking Codes & Report a violation FYI, parking enforcement doesn't visit for a single violation, they will ticket everyone in the neighborhood in violation to make their trip worthwhile.

Leland Erosion

Leland typically undergoes maintenance twice annually performed by an incredible individual. Some of the eroded area has already been restored as a stop gap until service is performed. More stop gap coverage will be performed over the next couple weeks. We'd like to get a civil engineer to give an analysis on how close the runoff is to residents walls later in 2024 if funds permit. Measurements will be taken twice per year to monitor the erosion rate.
Additional information about the common area between houses and Leland: This is considered a natural drainway (wash). The natural runoff does get fairly close to the homes by design. Most of the runoff originates from the neighborhood through the back channel into this preservation area. Fun fact, Leland is one of the oldest roads in Tucson.




CCR Refresh

There are several rules which are no longer enforcable due to changing times. Antenna/communication restrictions, restricting solar energy usage (clothes lines), street parking are to name a few. A refresh is needed, however, due to cost it may not happen in the near future. Average costs could run between $3000-$10000 depending on rule complexity and neighborhood size. If there are any recommendations please submit them through this website for additional research and possible inclusion in the next revision. Before submitting a request, perform a quick internet search on the proposed rule, see if there are any court cases, and make note of the outcome. Chances are if the case was against the HOA, it's probably not worth including. Litigation is expensive. Ideally we should avoid any gray zone ideas, or any potential future conflicts (environmental justice being one example). It should not be in conflict with constitutional, federal, state, county, or city laws.

Clarity in the house/trim pallets has been noted. Since it appears all changes have to go through architectural review, we will work at making that process more transparent. We will post the approved colors on this website and within further documentation.

Landscaping

Due to the drastic increase cost in landscaping the common areas, it has been temporarily suspended and will only be performed on an as-needed basis. In the interim there will be some limited volunteer landscaping work from one of the board members (Kris).
